Affordable Housing – A Home for All!
Dream of Own Home
Affordable housing for everyone. We make ownership accessible again. The dream of having one's own four walls should be attainable for every citizen! "VisionDeutschland" says: Enough with the soaring real estate prices and opaque rental contracts! We are creating a Germany where housing is affordable again and everyone finds a safe and beautiful home.
Lower taxes for ownership – enabling the dream of homeownership
Lower taxes
Lower property transfer tax: We significantly lower the property transfer tax to make acquiring residential property easier. This especially eases the burden for young families and first-time buyers and makes the dream of homeownership more affordable.
Reform property tax: We reform the property tax and ensure a fairer distribution of burdens. Owners of self-used residential property are relieved, while owners of undeveloped land and luxury properties are asked to pay more.
Make homebuilding easier – faster, simpler, cheaper
Make building easier
Reducing bureaucracy: We cut down bureaucracy in homebuilding and simplify the approval procedures. This saves time and money and speeds up the construction of new apartments. Less paperwork, more houses!
Fast approvals. Less paperwork.
Mobilize building land: We mobilize building land and ensure that enough plots are available for homebuilding. We advocate for an active land policy that prevents speculation in building land.
Stop speculation, mobilize land.
Funding programs: We create attractive funding programs for the construction of energy-efficient and barrier-free houses. This rewards sustainable and future-proof building.
Rent cap – but right!
Intelligent & Effective
No ideology, but science. We want housing to remain affordable! The rent cap is an important instrument to protect tenants from inflated rents. But we want to make it intelligent and effective.
Scientific investigation:
- Expert commission: Establishing a commission that scientifically examines the effect. Does it actually lead to affordable rents or does it push the market to higher prices?
- Data analysis: Analysis of rent development in various regions taking into account location, amenities, and size.
- Recommendations: Development of targeted measures that take into account the interests of tenants and landlords.
Intelligent design:
- Dynamic ceilings: Rent increases are based on actual regional price development.
- Regional differences: Consideration of local conditions instead of rigid federal rules.
- Clear exceptions: Definition of exceptions for new buildings or extensively modernized apartments, so that investments are not drained.
- Transparency: Information for tenants about their rights and the appropriate rent.
Create affordable housing
For all citizens:
- Social housing: Massive investments so that no one has to forgo an appropriate apartment due to their income.
- Promote cooperatives: Support for non-profit projects to foster community in the neighborhood.
- Rent index: Reliable and up-to-date indices as a guide for all market participants.
Improve tenant protection:
- Protection against termination: Strengthening tenants' rights against arbitrary evictions.
- Modernization surcharge: Limiting the surcharge to avoid extreme rent increases.
- Mediation offices: Promotion of out-of-court conflict resolution in rent disputes.
- Tenant protection associations: Easier access to advice and support.
Promotion of Innovation and Digitalization – Building for the Future
Future of Construction
